Common water heater problems
Most water heater trouble shows up as one of these. Some are simple repairs; a leaking tank is not.
-
No hot water at all
On a gas unit this often means it is not lighting; on any unit it can point to a control, thermostat or supply problem.
-
Hot water runs out faster than it used to
Sediment buildup, a failing component or a unit that is too small for the household can all shorten the supply.
-
Water pooling around the tank
Some leaks come from fittings or valves and are repairable. A leak from the tank itself usually means replacement.
-
Popping, rumbling or crackling sounds
Usually sediment at the bottom of the tank. It reduces efficiency and is worth addressing before it shortens the life of the unit.
-
Rusty, discolored or smelly hot water
Can indicate corrosion inside the tank or a worn component. A rotten-egg smell in the hot water only is often a sign that something inside needs attention.
-
Water leaking from the relief valve
The temperature and pressure relief valve protects the tank. If it is discharging, find out why — and never cap or plug it.
If you smell gas, leave the building immediately and call 911 or your gas utility's emergency line from outside. If a carbon monoxide alarm is sounding, get everyone out and call 911.
$99
Service call during regular business hours. If you go ahead with the repair, the service call is applied toward it. After-hours calls are available at a higher rate. Any repair is explained and priced before the work begins.
What a water heater visit looks like
- You tell us what is happening
No hot water, a leak, a noise, a smell — and roughly how old the unit is, if you know.
- We diagnose before we quote
We find what is actually wrong rather than guessing at parts.
- We explain your options
Repair when it makes sense; replacement when the tank has failed or the unit is near the end of its life.
- You decide
No work happens until you have approved it.
What water heater maintenance generally involves
What is appropriate depends on the type and age of your unit; we confirm what your visit includes when you schedule.
-
Sediment
Flushing sediment from the bottom of a tank helps efficiency and reduces noise.
-
Temperature and pressure relief valve
Checking that the valve that protects the tank is present and working.
-
Venting and burner, on gas units
Making sure exhaust leaves the house properly and the burner lights and burns cleanly.
-
Connections and visible condition
Looking for leaks, corrosion and wear on fittings, valves and the tank itself.
When replacement makes sense
A tank that leaks from the tank itself cannot be repaired. Replacement is also worth considering when an older unit needs a costly repair, keeps having problems, or no longer keeps up with your household.
A replacement should be sized to how your household actually uses hot water. We explain your options and give you a quote before any work begins.

Water heater questions
Should I repair or replace my water heater?
A failed part on a unit in otherwise good condition is usually worth repairing. A tank that is leaking from the tank itself cannot be repaired and needs replacement, and an older unit with repeated problems is often better replaced. We will tell you what we find and what each option involves.
My water heater is leaking. What should I do?
If the leak is significant, turn off the cold water supply to the water heater. On a gas unit, turn the gas control to off; on an electric unit, switch off the breaker. Then call us. Some leaks come from valves or fittings and are repairable; a leak from the tank itself means replacement.
What temperature should my water heater be set to?
Many households use 120°F as a balance between comfort, efficiency and scald safety. Homes with young children or older adults should be especially careful with higher settings.
Do you work on oil-fired water heaters?
No. We do not service oil-fired equipment of any kind.
What should I do if I smell gas near my water heater?
Leave the building immediately, do not operate light switches or electronics, and call 911 or your gas utility emergency number from outside. If a carbon monoxide alarm is sounding, get everyone outside and call 911.
How much does a water heater service call cost?
A service call during regular business hours is $99, and it is applied toward the repair if you go ahead. After-hours calls are available at a higher rate. Replacement is quoted separately after we have looked at your setup.
